How to Convert Apartment to Condos?

Look around yourself and you can see many apartments being converted into lavish and beautiful condominiums by most realtors of today’s times. What have boosted such conversions are the low interest rates and a rise in the popularity of the maintenance-free living as promoted by such condos. Taking advantage of this trend, you can also add some great value to your apartments and do away with those dull looks by converting it into whole-scale wonderful condominiums

If you look at the construction part, there are many differences between an apartment and condominium. Apartments have thinner walls, smaller separation set out between the floors, and lower quality insulation. That is why an apartment cannot be actually converted into a condominium. Yet you can do some simple changes and additions to make up such conversions by using some simple techniques. You can start out by changing the front door carpets and the signs up right on the front. Also add to this some good cosmetic upgrading like better counter tops with granite, lavish wood carvings for furniture and laminate finishing for the room cabinets.

Though apartments fail to match the construction strength of a condominium, yet most of the modern day apartments are quite well laid out. You can actually capitalize on the seductive properties in good locations by making use of such conversions. One important thing to remember is that before you make such conversions, it is necessary that they have individual firewalls. Location, amenities and floor plan are the three things you need to concentrate about while setting out on such conversions. :

Again, while planning out such conversions, make sure that you have met all the building codes and legal issues that are present in this regard. It is always an easier task to convert a newer apartment building rather than the old ones. There are two reasons for that. One is that the modern floor plans are much more attractive and well lay out than the old ones and buyers would love to own such a place. Second is that the recent designs will mark out better points like open spaces, entertainment kitchens, serving counters and islands, and to top it all with high ceilings that keeps the climate in complete control within the house.

While making such conversions, you need to make sure that the legal needs in this regard have been properly met with. You need to draft and record the CCRs or Covenants, Conditions and Restrictions to gain the legal status as condominium and submit an adequate funding plan as well.

The conversion rate has picked up even well since the rentals have gone down and making such conversions really makes sense. The condos can be sold at real good prices today. With land prices escalating at staggering rates, you can earn an appreciation of as much as 20 to 30 percent rise on the prices of your same apartment once converted into condos. Also most of such conversions when done in core urban areas may mean even a higher appreciation rate.
