Rehabbing Real Estate The Right Way

Rehabbing is one of the most popular strategies involved in property flipping. It simply means renovating or fixing up a distressed house and then selling it again for a big profit. Rehabbing a property has been a tried and tested real estate investment method which can give you a good income if done well. 

But first things first, before you even buy a rundown house and start renovating it, you need to study and plan ahead whether you’re a new investor or an experienced one. Good planning is vital in the success of any housing project so you should research on the right homes to buy and fix up and if possible, look for those situated in popular and desirable locations. You can check comparable listings on the internet or from real estate agents and firms. 

Once you’ve chosen one or two properties, set a time to inspect them yourself. The inspection will inform you of the repairs needed in the house. Select properties that have good plumbing, electrical and heating systems but stay away from homes that require major repairs such as those involving foundations, roofs and structural defects as they can cost you a lot of money. Cosmetic makeovers should be your main aim to save you time and money. These normally include minor painting, changing of floor tiles, cabinet doors and handles and some fixtures. 

Estimating your repair costs is also vital. You can do this when you thoroughly inspect every part of the house and list down the things that need fixing from the doors and walls to the ceilings and floors. This aspect is very important especially if you’re on a budget. Investors, of course, need sufficient funding to carry out their home makeovers. No need to scrimp, though, because you will surely gain back everything you’ve spent once you sell the home for a huge profit. 

The next thing to do is to decide if you’ll hire a contractor or you’ll do the renovation works yourself with, perhaps, a little help from a close and trusted friend. A DIY work will surely save you money but if not, get referrals from friends and real estate agents and be sure to get a reliable subcontractor who can give you discounts if you wish to act as the general contractor. If the house you like, however, needs some major repair then it’s best to get a contractor and experienced rehabbers. 

Apply for the necessary permits beforehand so renovation work can go on smoothly. Permits are normally required for repairs involving structure, roof, electrical, plumbing and windows. 

Meanwhile, rehabbers who want to live in the house they are fixing should allow repairs that won’t make them uncomfortable. Windows should be prioritized especially when rehab work falls during winter time. If most parts of the house are being fixed, you may opt to stay in the basement where you can avoid dusts and paint odor. 

Finally, be patient during the entire renovation work. Just make sure that everything goes on as you planned them to be and the design you want is followed properly. Once completed, do your best to market the property in as many ways as possible to attract more buyers.
